Gas Safety Certificate & Boiler Service

The annual landlord gas safety record (CP12) checks every gas appliance, the pipework and the flues. Book it with a boiler service and the certificate is included free.

Domestic EICR (Electrical Installation Condition Report)

A full inspection and test of the fixed wiring to BS 7671. Rented homes in England need one at least every five years, and buyers' solicitors often ask for a recent report.

Domestic EPC (Energy Performance Certificate)

Needed before you sell or let a home. The assessor records insulation, heating, glazing and lighting, rates the property A to G, and lodges the certificate on the government register. Valid for 10 years.

How a visit works

From booking to certificate

  1. Book a slot

    Call, email or use the form below. Next-day appointments are often available, and you get a 3-hour arrival window.

  2. We visit

    You or your tenant get a text when the engineer is on the way. Most single certificates take under an hour.

  3. Certificate emailed

    Your CP12, service record, EICR or EPC arrives by email, usually within 24–48 hours. Any faults come with a clear quote.

Common questions

How often does a landlord need a gas safety certificate?

Every 12 months, with no grace period. You can have the check done up to two months before the current one expires and keep the original expiry date. Tenants must get a copy within 28 days of the check.

Is a gas safety check the same as a boiler service?

No. The safety check confirms appliances are safe to use. A service also cleans and adjusts the boiler to keep it efficient and protect the manufacturer's warranty. Booking the service gets you the certificate free.

How long is an EICR valid for a rental?

Up to five years, unless the electrician recommends an earlier retest. A satisfactory report stays valid across changes of tenant within that period.

What happens if the EICR finds a fault?

C1, C2 and FI codes mean the report is unsatisfactory and the work must be done within 28 days. C3 items are recommendations and still count as a pass. We'll quote any remedial work, or choose the Guaranteed Pass EICR to have minor faults fixed on the day.

Do I need an EPC to sell or rent my home?

Yes. A valid EPC must be in place before the property is marketed, and it lasts 10 years. Rental properties must currently rate E or better.
